A once-rural region is now one of the most desirable property markets in the UK.

The Cotswolds, once considered a quiet countryside escape, has seen a sharp rise in demand for high-end real estate, driven by the arrival and global profile of Soho Farmhouse, Clarkson’s Farm and Estelle Manor.

The region’s newer, high-profile destinations have attracted global interest, transforming the Cotswolds into a hotspot for affluent buyers seeking a blend of heritage and contemporary luxury.

Cotswolds is evolving

Alex Hancock, co-founder of Bloom Studio, said: "The Cotswolds is evolving.

"What we’re seeing is a new level of international buyer who values heritage but expects refinement.

"Our role is to preserve the architectural integrity of these buildings while quietly introducing the flow, material quality and technical performance that modern living demands."

Bloom Studio, a residential architecture and interior design practice founded by Mr Hancock and Kit Maplethorpe, has expanded its presence in the Cotswolds following extensive work in Ibiza and prime areas of London.

Changing Cotswolds market

The firm’s experience restoring heritage properties in sensitive landscapes, preserving period details while introducing modern comfort, has made its approach a natural fit for the changing Cotswolds market.

The demand is especially high for restored farmhouses, manor houses, and turnkey village homes that offer architectural integrity alongside contemporary amenities.

New buyers—many of whom already own homes in London or Ibiza—are seeking properties that combine charm with discreet technology, spa-style bathrooms, and seamless spatial flow.

Off-market sales have become increasingly common.

While classic stone cottages and barns remain central to the region’s appeal, the buyer profile has shifted.

They expect spatial flow, discreet technology integration, spa-level bathrooms and materials that feel authentic rather than decorative.

As lifestyle investment continues to elevate the region’s profile, the Cotswolds’ premium property market shows little sign of slowing, evolving from a quiet countryside haven to one of Britain’s most sought-after addresses.
