THE PERFECT ESCAPE TO THE COUNTRY! With c half an acre private gardens, a stream and westerly views over National Trust farmland and the most AMAZING SUNSETS. Sit back on the balcony with your drink of choice while darkness falls.

Once in a while a property comes along with something really special and unique about it and this is one of them.

You might call it an 'upside down' house, but that is not what we are referring to! This property not only has a private garden of c half an acre but offers views of the most amazing sunsets (when it stops raining!). The architect planned for this, with an attractive first floor balcony big enough for your friends and family to sip a glass of something cool while watching the sun go down. The views extend past a selection of lovely mature trees to National Trust farmland beyond.

In fact the previous occupants were very keen gardeners and, whilst the property has been rented out in recent years, the borders retain a wide variety of planting to complement the lawns, as well as space for a productive kitchen garden beyond a little stream.

The accommodation is generous with a delightful sitting/dining room separated by a central fireplace and picture windows to make the most of the view. There are two further reception rooms, a family kitchen/breakfast room with appliances, utility and cloakroom.

The lower ground floor hosts a master bedroom suite with French doors on to the garden, an en suite shower room and dressing room. There are three further double bedrooms and a generous family bathroom.

Outside, to the front, is gated driveway parking for several vehicles and an attached double garage with inspection pit. NB the house has been extended into the garage which now provides parking for one vehicle and storage.

The property has mains electricity, gas, water and drainage. The tenure is Freehold.

Great Coxwell is a small cul-de-sac village about two miles south west of Faringdon, just off the A420 Oxford to Swindon road.

There is a small 12th century church of St Giles and on the northerly edge of the village is Great Coxwell Barn which was completed in the middle of the 13th century. It is the finest surviving medieval barn in the country. The National Trust owns much of the surrounding farmland as well as this magnificent barn. The Reading Room is situated in the heart of the village, and is the venue for village functions and summer teas.

The historic market town of Faringdon has a thriving community and amenities such as the Leisure Centre, Library, Faringdon Community College, Junior and Infant schools as well as The Old Station Nursery and doctors' and dentists' surgeries. School buses serve the independent Abingdon schools of St Helen's and St Katharine's, Our Lady's, Abingdon School and Abingdon Preparatory School. Nearby are both St Hugh's and Pinewood preparatory schools. The town has several supermarkets including Aldi, Tesco and Waitrose. A community minibus service into town is available for villagers during the week.

Faringdon is ideally positioned for the A420, leading to the A34, M40, M4 and M5 and mainline railway services from Swindon, Oxford, Oxford Parkway and Didcot Parkway. Stagecoach operate a frequent bus service through the town from Swindon to Oxford and back, via the Defence Academy at Shrivenham, linking to rail services and airports.

The Tower on Folly Hill was built by Lord Berners in 1935 and affords panoramic views across four counties. For nearly 30 years, the town has been twinned with Le Mêle-sur-Sarthe in France and in 2004, Faringdon became the first Fairtrade town in the South East of England.
